Requirements to acquire an Investment Property Purchase in the U.S

To qualify for the acquisition of an investment property in the United States, prospective buyers must meet the following requirements:

  • The prospective buyer must maintain a bank account denominated in U.S. currency in their home country.
  • Based on the available account balance, our lending partners will issue a pre-qualification letter after reviewing the applicant’s most recent three months of bank statements.
  • The buyer must provide a copy of their valid passport, with or without a U.S. visitor visa.
  • A declaration of assets must be submitted for financial review.
  • The buyer must provide proof of residence in their home country, such as a property ownership document or rental agreement.
  • Copies of recent utility bills, including electricity and water bills from the home country, are required for verification purposes.
  • A minimum down payment of 30% of the property purchase price is required.
  • In addition, the buyer must maintain a minimum reserve of $10,000 at the time of closing and be prepared to cover approximately 5% in closing costs to complete the transaction and receive the property keys.
